Surf City Area Information

Surf City is another wide part of Long Beach Island with a true neighborhood feel. There is a rather distinct difference between the southern end of Surf City and the northern end of Surf City. The southern areas tend to be more commercialized with more stores and restaurants. They are also a little more busy as there is some spill over from Ship Bottom. The north end of Surf City is quieter and has wider streets. Prices in the Surf City real estate market generally trend a little higher in the north areas.

Surf City was the first town on Long Beach Island to receive beach replenishment and has some of the widest beaches on LBI. The area faired very well during Hurricane Sandy partly due to this replenishment and party due to the natural width and height of the area.

 

 

 

Surf City NJ Real Estate

Surf City generally shows strong market activity. The mix of homes sold in Surf City each month represent the options and opportunities that exist in the LBI real estate market. A number of homes sold are older single-family homes, generally built before 1960, but are located in a favorable base flood elevations. There are also a number of newer more contemporary homes sold, including some brand-new constructions, which are built on a speculative basis. Overall, sales in Surf City reflect those of the greater Long Beach Island real estate market and speak to the strength and opportunities that exist here. 

One of the more unique codes in Surf City is the installation of a curb for all resale homes. This was intended to allow the entire town of Surf City to be curbed without incurring a significant cost to the town. The requirements of the curb are as follows:

  • The curb must be made of a solid material such as concrete or brick.
  • The curb must be installed prior to the issuance of a resale CO.
  • If a curb is not installed, a bond must be put up for two times the amount of the estimated cost.

This is generally performed at the expense of the seller prior to closing so if you are considering selling in Surf City be sure to plan for this expense.
